- Retain us to assist with making improvements to the property before listing it in the Multi-Listing Service.
If you have a house or condo to sell, whether it is your own residence, or an investment or estate property, we can advise you on how to stage your existing furnishings to get the best effect. Also, if portions of the property need refurbishing, we can advise you on which renovations are the most and least important to getting the maximum sales price.
If you would like referrals to contractors, we can give you some. With certain of these contractors, should you choose to hire them, my team and I will supervise their work to be sure all of the details are followed and in the shortest possible time. Often, even the larger renovations that involve kitchens, baths, and flooring can be completed in as little as 2 to 3 weeks.
This option is designed to bring the maximum possible sale price, and appeal to the maximum number of buyers – those who want to move into the property without the headaches and cost of renovation.
- Retain us to advertise and sell the property on the open market in its current condition.
This option will save you most of the up-front costs, but the listing price must be reduced in order to compensate for condition that is less than excellent. On the plus side, the current market conditions can actually bring competing/multiple offers from buyers who are willing to do the work and are looking for a great “bargain”.
- Retain us to find you an investor who can buy the property “as is”, pay cash, and settle in a couple of weeks.
The offering price would typically be quite a bit below market, but can solve liquidity problems quickly. I have worked in the past with a number of investors, some of whom would give you an offer in a few days.
