Overview 

Kingsview Village is located about 5 miles west of Route 270  in Germantown near the intersection of Germantown Road and Richter Farm Road. This makes it an ideal location for anyone working along the I 270 bio-tech corridor or any of the Germantown retail or county locations. The community was built out between 1994 and 2000. Originally slated for about 725 homes, tax records show approx. 1,500 homes designated in Kingsview Village. As with many planned communities there is a community center that includes a pool, clubhouse, tennis courts and a playground. There is an active Home Owners Association with The Management Group Associates, Inc. as its management company. 

Transportation

Like much of Germantown, this is largely an automobile community with a good Montgomery County public transportation system. Moving north and south is route is I-270.  It’s a large 6 lane state artery with exits about 5 miles east of Kingsview Village. For local traffic Great Seneca Highway and Route 355 are the larger north and south routes. Germantown Road (Rt 118)  and Father Hurley Blvd. and Clopper Road run east – west.

Public transportation in begins with the local Ride-on buses. They have stops at local employment and retail locations. They also stop at larger bus transfer stations that travel through-out Montgomery County. This combination of buss routes will also take you to the local Metro Rail station at Shady Grove. Many will take that route if they work close to Washington DC. Also available by bus is the MARC Train. This is located two or three miles  from Kingsview Village and goes to Union Station in Washington, DC. Union Station is a Metro Rail hub and its well built-out subway system.

Kingsview Village Schools

Kingsview Village is served by the Montgomery County School System. The vast majority of homes in the Village are assigned to Northwest High School, Kingsview Middle School, and Spark Matsunaga and Great Seneca Creek Elementary School. School boundaries change so always check the school system boundary maps.
