Germantown is located in Upper Montgomery County on the I 270 Tech Corridor and just above Gaithersburg. Because of its location along I-270, Germantown is one of the county’s largest communities. It has a large number number of new home, townhome and condo communities along with good schools and commercial centers. It has grown into a modern suburban town with a full range of services and great medical care.

Family entertainment is also abundant with locations like the BlackRock Center for the Arts, the Maryland SoccerPlex and Butler’s Orchard. Movie complexes, shopping and local sports are also well established.

The Federal Government has a presence there with the US Department of Energy and its headquarters for its Office of Biological and Environmental Research. With the 270 tech corridor, the Federal Government and offices for several large contractors residents can find very good jobs without driving to downtown Washington, DC.

Germantown has become popular with first time home-buyers and young executives. It is less expensive than neighbors closer in to Washington, DC. It is a community where people can stretch their dollar a bit and get a nicer home for less money but not loose out on wanted amenities and services. Of the larger communities, Germantown has the largest percentage of reasonably priced homes, townhomes and condominiums. The vast majority of homes sold between $200,000 and $400,000. The largest group of homes were in the $300,000 range. Housing prices have generally gone up this year but loosing some of the gains in June. The Median home price was $294,000 in February, up to $324,000 in May and down a bit to $314,000 in June. The majority of homes sold were between 1,000 sf and 1,800 sf above ground. Most of the homes sold were 20 to 20 years old and 20 to 30 years old. 67% of the Germantown population own their home and 33% rent.

The population of the greater Germantown area is 89,000 people. The largest pupulation group in aged between 35 and 54 years old followed by the age group of 25 to 35 years old. These two group make up about 50% of the Germantown age groups. The median age is 35 years old. 16% have high school degrees, 27% have a Bachlor Degree and 22% have Post-graduate degrees. The median household income is $84,615.

Economy

With Germantown being in a Tech and Bio-Medical Corridor jobs favor better educated applicants both in number of jobs and income. There are well paying blue coller  jobs but even they need specialized training often with apprenticships.
